- Introduction
These Terms and Conditions apply to your Gas Boiler Cover agreement with White Rose Property Maintenance Ltd. By purchasing this cover, you agree to the terms outlined below. Please read carefully and keep a copy for your records.
- What’s Covered – Boiler Care Plan (£19.99/month)
Our monthly Boiler Care Plan includes:
- Repairs to your gas boiler and controls in the event of a breakdown
- Labour and parts (up to £500 per claim)
- Unlimited callouts
- Emergency callouts responded to within 24 hours
- Priority response for loss of heating or hot water
- Annual boiler service (after the initial 6-month period)
- Gas safety checks for peace of mind
- Initial Health Check & Intense Service – £89.00 (One-off Fee)
Before your care plan begins, we’ll carry out a comprehensive boiler health check and intense service, which includes:
- Full boiler strip-down and clean
- Visual inspection of all components
- Efficiency and safety checks
- System cleanse (if required)
- Identification of any existing faults
Please note: Cover cannot begin until this inspection is complete. Any issues found must be repaired (quoted separately) before the care plan becomes active.
- Notable Exclusions
The following items and scenarios are not covered under this care plan:
- System Design Defects: Inherent design flaws or inadequacies in the original heating system or appliance(s), and any consequential damage caused by them.
- DIY or Third-Party Modifications: Faults arising from heating system alterations made by yourself or a third party.
- Malicious or Accidental Damage: Any damage caused by negligence, intentional actions, third-party interference, or accidents.
- External Events: Damage resulting from fire, lightning, explosion, flooding, storms, frost, or other catastrophic events—including frozen or burst pipes.
- Smart Controls: Repairs or replacements of smart devices including Nest, Hive, Smart TRVs, or similar products.
- Excluded Components: Plinth heaters, stopcocks (internal/external), shower pumps, showers, fuse boards, gas leaks, drains, or waste pipework.
- Buried Infrastructure: Repairs to pipework, wiring, or flues buried in walls, floors, or ceilings, including underfloor heating and its components.
- Utility Failures: Damage or malfunction caused by the failure of public gas, electricity, or water supplies.
- Older Boilers: Boilers over 10 years old are not eligible for coverage.
- Financial Losses: This plan does not cover increased utility bills, water loss, earnings loss, or retrospective costs not related directly to covered repairs.
- Swimming Pools and Spas: Systems supplying spas or pools are excluded, including all associated pipework and fittings.
- Basic User Maintenance: Tasks such as topping up boiler pressure, adjusting timers/thermostats, and replacing batteries.
- Hot Water Systems: Unvented cylinders, thermal stores, immersion heaters, solar thermal systems, air/ground source heat pumps, and fan convectors.
- Flue Systems: Flues and terminals over 1 metre in length are not included.
- Condensing Boilers: Heat exchanger repairs for condensing boilers are excluded.
- System Contamination: Any damage caused by aggressive water, limescale, sludge, or debris in the system.
- Powerflushing & Cleanouts: Powerflushing or removal of system debris is not included.
- Non-Standard Radiators: Decorative, designer, low surface temperature, vertical, column, cast iron, towel, and curved radiators—plus associated valves—are not covered.
- Eligibility
To qualify for cover:
- You must own the property or have permission from the landlord
- Your boiler must be a domestic natural gas model, under 10 years old
- The boiler must be in reasonable working condition at the time of inspection
- Callouts and Repairs
- Emergency callouts are available 24/7 and will be responded to within 24 hours
- Routine visits are completed during standard working hours (Mon–Fri, 9am–5pm)
- All repairs are subject to part availability and safe access
- Repairs are capped at £500 per claim
- Payments & Charges
- Monthly Care Plan: £19.99 via Direct Debit
- One-off initial inspection and intense service: £89.00 upfront
- Missed payments may result in suspension or cancellation of the policy
- No refunds are provided once a claim or callout has been made
- Cancellation Policy
You may cancel:
- Within 14 days of signup for a full refund (if no callouts or service used)
- After 14 days: cancel at any time, no further payments will be taken. No refunds for prior months
White Rose Property Maintenance Ltd may cancel the policy if:
- False or misleading information is provided
- The boiler is deemed beyond repair
- Payments are not kept up to date
- Repair Limits
- Each repair is limited to £500 in total costs (labour and parts)
- If your boiler is found to be beyond economical repair, we will offer a quote for a replacement unit (not included under this plan)
- Your Responsibilities
- Maintain access to the boiler and system for inspections and repairs
- Notify us of any changes to your heating system or property access
- Follow maintenance advice provided by our engineers

This agreement is governed by the laws of England and Wales. Any disputes will be handled by the appropriate UK courts.
