The Renters' Rights Act is the biggest change to private renting in decades. Section 21 "no-fault" evictions are going, a new private rented sector database is coming, and landlords will be expected to show their property meets safety standards, with certificates to back it up.

Every 12 months, for every gas appliance, fitting and flue you provide. Tenants must get a copy within 28 days of the check, and new tenants before they move in.

What does the Renters' Rights Act change?
