If you rent out a home in Leeds with gas appliances, you must have a gas safety check every year and give your tenants a copy of the record. This guide explains what’s required, in plain English.
“CP12” is the common name for a landlord gas safety record. It shows that a Gas Safe registered engineer has checked every gas appliance, flue and fitting in the property and that they are safe to use. The name comes from the old CORGI form, but most people still use it.
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:
Failing to comply is a criminal offence and can lead to heavy fines or prison. It can also affect your insurance, and in England it can stop you serving a valid section 21 notice.
Yes. You can have the check done up to two months before the current record expires and keep the original expiry date, so you don’t lose any time.
Since 1 October 2022, landlords in England must fit a carbon monoxide alarm in any room used as living accommodation that has a fixed combustion appliance, such as a gas boiler or gas fire (gas cookers are not included). Alarms must be repaired or replaced once you are told they are faulty. We can supply and fit alarms during your gas safety check.
Our landlord gas safety certificate costs £72 including VAT. You can book online, and we can arrange access with your tenants and email the certificate to you and your letting agent.
We will explain the problem and make the appliance safe. If it is dangerous, we will isolate it with your permission and quote for the repair.
Yes. We work with letting agents and landlords with large portfolios across Leeds.
HMOs have the same gas safety duties plus local licensing conditions. We carry out checks in shared houses across Headingley, Hyde Park, Kirkstall and the rest of Leeds.
